There are several ways to organize a custom home project, but one of the biggest decisions is when the builder becomes involved in the design process.
In a traditional approach, design and construction are typically handled separately. With design-build, the people designing the home and the people responsible for building it work together from the beginning.
Both can produce a great home. The difference is largely in how the project moves from an idea to something that can actually be built.
1. What Is the Traditional Approach?
In a traditional process, the homeowner generally works with an architect or designer to develop the home before selecting a builder.
The process often looks something like this:
Homeowner hires the architect or designer
Plans and specifications are developed
Builders price the completed design
A builder is selected and construction begins
This creates a clear separation between design and construction.
That separation can work well, but it also means many construction decisions aren't fully tested until the plans reach the builder. If the completed design doesn't align with the construction budget or contains difficult details, revisions may be needed before construction can begin.
2. What Is Design-Build?
Design-build brings design and construction together much earlier.
Instead of designing the entire home and then asking, “What will this cost to build?”, the design can develop alongside conversations about budget, structure, materials, site conditions, and constructability.
The process becomes more collaborative:
Design develops around the homeowner and property
Construction input is available during design
Budget is considered as decisions are made
Details can be worked through before reaching the field
The goal isn't to let construction dictate the design. It's to make sure the design and the realities of building the home are moving in the same direction.
3. Why Early Builder Involvement Matters
Small decisions on a drawing can have significant consequences during construction.
Changing a roofline may affect framing. Moving the home on the property may change excavation and utility costs. Window sizes can affect structure, energy performance, and pricing. A particular finish detail may require planning several stages before it is actually installed.
When the construction team is involved early, these conversations can happen while the design is still flexible.
That gives the team an opportunity to consider:
What will this detail require to build?
How will it affect the budget?
Does it create a conflict somewhere else?
Is there a better way to accomplish the same design goal?
4. Keeping Design and Budget Connected
One of the biggest advantages of design-build is the ability to discuss cost throughout the design process.
A beautiful set of plans isn't particularly useful if the homeowner later discovers the house costs substantially more than expected to build.
That doesn't mean every cost is known from the first sketch. As the design becomes more detailed, the budget becomes more detailed with it.
The objective is to arrive at the end of design with a home the client wants and a realistic plan for building it.
The Handley Approach
At Handley Construction & Development, our design and construction teams work together from the beginning.
Our designers can communicate directly with the people responsible for excavation, concrete, framing, electrical, finish work, and project management. That allows practical construction experience to become part of the design conversation without losing sight of the architecture or the homeowner's vision.
We believe a custom home is better when the people drawing it and the people building it aren't working in isolation.

If you're beginning to think about a custom home, involving the construction team early can help establish the site, design, budget, and building approach before major decisions become difficult to change.
At Handley Construction & Development, we bring those pieces together from the beginning.
